Located in Madison’s west end, Blackhawk is one of the city’s oldest districts, yet it also features a surprising variety of newer homes. Historically, the term “Blackhawk” was applied to areas throughout city’s west side, from Lake Mendota to Middletown, but these days generally describes the far west section between Old Sauk Road and Blackhawk Road. New homes are steadily being built along this stretch, where dozens of spacious, undeveloped lots are priced affordably at less than $100,000, and finished properties generally sell for more than $300,000. Blackhawk real estate is seen as a great investment because developed land appreciates in value notably here.

Blackhawk is also popular with families for its easy access to several schools and more than 40 acres of parks and green space.
